La Mola

On the outer edge of the coveted La Mola peninsula lies this spacious flat with a view that simply draws the eye to the horizon. Here, the Mediterranean is not just a backdrop – it is part of everyday life. From the large terrace, which is more generous than one would expect in an apartment, you can sit undisturbed with the sea in front of you and feel the special tranquillity that characterises this corner of Mallorca. A staircase leads directly down to the communal pool area, making it easy to switch between sea views and a refreshing dip.
The flat was renovated when it was taken over and is now bright and inviting. Inside, the materials have been carefully chosen – natural wood, wicker, textiles and calm surfaces that blend in with the surroundings. The colours are coordinated with the sea outside; shades of blue, sand colours and warm tones that provide a natural transition between outside and inside. The large glass sections allow light to flood in, and the living area feels open and generous – a place where you can both gather and find peace.
The kitchen is functional and invites you to cook at home on evenings when you don't go down to Port d'Andratx. This is where everyday luxury comes into its own: a stroll past the fishing boats in the harbour in the late afternoon, when the day's catch is unloaded and you can buy fresh fish directly from the quay. Back on the terrace, the barbecue is lit, the table is set in the warm evening light, and conversations continue as the sun slowly disappears behind the cliffs.
The apartment has two good bedrooms and modern bathrooms that match the rest of the home's calm and simple expression. The floor plan is well thought out, striking a balance between privacy and communal living. The large living area – both indoors and outdoors – makes it easy to be together without feeling cramped.
La Mola is known for its peaceful location and clear views of the sea. The peninsula was previously used strategically due to its location at the entrance to Port d'Andratx, and today the area is one of the most sought-after on the island. Here you will find tranquillity, quality and a well-functioning owners' association in a solid building that provides security and stability. At the same time, it is only a few minutes down to Port d'Andratx's restaurants, small specialty shops and cafés, where you quickly feel at home.

This newer villa is located amid the rolling hills near Peccioli and was built with respect for the landscape and architectural style characteristic of Tuscany. The house blends naturally into its surroundings with its raw stone facade, warm terracotta floors and classic wooden beams, which give the rooms character and gravitas. The owners explain how they immediately sensed that attention had been paid to detail – that the house is new, but built in the spirit that we at 21-5 associate with authentic Tuscany.
It is not easy to find a building plot in this area. Much of the landscape is protected, and opportunities are few. That is why we were genuinely delighted when we managed to secure this particular location for the association and build a property that combines modern comfort with traditional materials. The pool was built at the same time as the main house and is beautifully situated in the terrain – overlooking vineyards and olive groves that change colour with the seasons. Here, there is peace, fresh air and a sky that feels bigger than most places.
Inside, you are greeted by the characteristic cotto floors, which provide warmth and authenticity. The colour palette is kept in muted blue and green shades that reflect the landscape outside – the silver-green leaves of the olive trees and the clear Tuscan sky. The kitchen is modern and functional, but framed by materials and details that make it a natural place to spend time. From the living room, double doors open onto the covered terrace, where you can sit in the shade in the middle of the day and enjoy the view of the rolling hills.
This is where Tuscan life is lived. In the morning, you can drive down to the local butcher or vegetable market and buy fresh produce – sun-ripened tomatoes, fresh pasta, local pecorino cheese and a bottle of wine from the neighbouring vineyard. Back at the villa, you can stand in the kitchen and prepare a meal while the doors are open to the terrace. Or you can choose to book a local ‘cook’ who will come and prepare a classic Tuscan meal – perhaps ribollita, wild boar ragù or freshly made pici – and if you like, you can participate in the process and get little tips and stories about the local cuisine. It will not just be a dinner, but a wonderful experience.
Peccioli itself is one of those authentic Tuscan towns that still lives its own life. The town is situated high up with views over the countryside and has small cafés, a local butcher, a wine bar and squares where you meet the same faces again and again. It has a proud history dating back to Etruscan times, and today the town combines tradition and modernity with art installations and cultural events that bring it to life all year round. It is a place where you quickly feel welcome – and where you can take an evening stroll through the narrow streets with a gelato in your hand as the sun sets over the hills.
The villa here has been created as a modern base in a classic landscape. It has all the facilities we want in a 21-5 holiday home – comfortable rooms, good bathrooms, a functional kitchen and generous outdoor areas – while architecturally and in terms of materials, it speaks the same language as the Tuscany we love.
Here you can gather around the pool, read a book in the shade, cook together or simply sit quietly and look out over the rolling fields. A place where time feels a little slower – and where, for a while, you become part of the Tuscan landscape.

On the hillside above Golfe-Juan, with a view stretching far beyond the blue expanse of the Mediterranean Sea and on towards Cap d'Antibes on the horizon, lies this lovely flat – almost like a small two-storey terraced house. Here you live above the town, surrounded by tranquillity and yet within walking distance of the sandy beach, harbour and small local restaurants.
We were genuinely excited when we found this particular property. The combination of large outdoor areas on two levels, the apartment's spacious layout of over 70 m² and the breathtaking
view is hard to find in one place. The building is constructed in terraces, so each apartment has its own outdoor space and full benefit of the view - a well-thought-out architecture that provides both privacy and panorama.
From the upper terrace, the landscape opens up. Here, the round table and wicker chairs stand in the sun, and it is easy to imagine morning coffee with a view of the bay or dinner in the soft evening light, as the coastline slowly lights up. The lower terrace provides an extra outdoor space – a place to retreat with a book while others talk, play cards or simply enjoy the silence. That is precisely what this home can do: bring people together and provide space at the same time.
Inside, the atmosphere is slightly more romantic than in many of the association's other homes. The light, southern French tiles, the soft colours and the green pendant lights above the dining table create a warm and inviting atmosphere. The large windows facing the terrace let the light flood in and draw the blue hues of the sea into the room. This is a natural living space where you can be together – and at the same time find a quiet corner in an armchair with a view of the water.
The building has a lift, parking and a communal pool, where the view is just as magnificent as from the terrace. The pool area is peacefully located, surrounded by palm trees and classic southern French gardens – a place where the days slip by easily.
Golfe-Juan itself is a charming coastal town with an authentic harbour and a long sandy beach – something of a rarity in this part of the Riviera. The town is historically known as the place where Napoleon landed in 1815, and today it is a more relaxed neighbour to Cannes and Antibes. In just a few minutes, you can be in Cannes with its fashionable Croisette and elegant shops, or in Antibes with its old town, narrow streets and market under the covered hall. At the same time, Golfe-Juan has its own rhythm, local cafés, small fish restaurants and evenings where you can take a walk along the harbour and feel the warm Mediterranean air.
The location invites you to do it all: a spontaneous dip in the sea, a morning on the beach, a walk along the coastal path towards Cap d'Antibes, dinner out – or a simple evening at home on the terrace with a glass of rosé and a view of the sea.

In the heart of the atmospheric El Born neighbourhood, this beautiful flat is located in a historic building, where raw stone walls and exposed ceiling beams tell the story of the building's long life. Here, authentic Barcelona meets contemporary, well-thought-out interior design, resulting in a cosy little oasis in the middle of the city.
When we took over the flat, it was a real fixer-upper. Everything needed to be done. That is precisely why we are extra proud of the transformation the home has undergone. Today, it appears warm, inviting and full of personality – with respect for the historical setting, and we have chosen an interior design that emphasises the creative pulse of the neighbourhood.
The living room opens up with a beautiful, raw stone wall as a backdrop. The exposed beams in the ceiling and the tall, classic wooden windows with French balconies provide light and air, and when you open the doors, you can look down on the charming pedestrian street and feel the life of the city. The colours are slightly bolder than in many of the association's other homes, with warm green shades, golden textiles and fine details in ceramics and glass. This is a conscious choice. Barcelona is art, edge and creativity – from the Picasso Museum just around the corner to the small galleries and design shops in the side streets – and we believe this should be reflected in the home.
The dining area is the focal point. The long wooden table, the coloured chairs and the small pendant lights above the table create an informal, lively atmosphere – a lovely place for morning coffee, tapas from the market and long evenings with wine and conversation. The kitchen is integrated and functional, making it easy to cook if you choose to stay in one evening instead of going out to one of the many tapas bars.
The flat has two bedrooms – quiet, comfortable and with fine details that tie everything together. It has exactly the right amount of space to create the setting for a wonderful holiday, without being too big. Well thought out, cosy and with a floor plan that works.
The location is hard to beat. From the front door, it's just a few steps to the Picasso Museum, Santa Maria del Mar and the small squares where life is lived outdoors. You can walk to the beach in less than 15 minutes, stroll towards the harbour or further into the Gothic Quarter. El Born has been a trading and craft district for centuries, and today it is filled with designers, artists, small wine bars and local specialty shops. Here you live in the middle of history and in the middle of modern Barcelona at the same time.
This flat has something special. It combines the raw and the refined, the historical and the contemporary. A small, atmospheric base in one of Barcelona's liveliest neighbourhoods – the owners say they quickly feel at home and just as quickly become part of the city.

We were genuinely delighted when we found this particular property.
The combination of traditional Alpine style, central location and private garden is rare. The living room opens directly onto the garden and private wooden terrace, where you can enjoy your morning coffee with the mountains as a backdrop. Here you can sit in the sun, read a book or simply let your gaze wander over the landscape as the town slowly awakens.
